What documents are required to acquire a property?
The following documents are required for the purchase of a property:
- Real ID
- Passport Number
- Registration of Individual Person
How is the right to property acquired?
The buyer acquires the definitive deed of ownership once the full payment for the property is completed. Any foreigner can buy property in Brazil, becoming 100% owner, on an equal footing with all Brazilian citizens.
How do you make payments?
For the purchase of the unit, a 30% down payment is required to reserve the unit. The second payment should be 50% at the moment the house structure is complete up to the roof, and the remaining 20% at the time of the property's delivery.
For units that have already been built, the forms will be agreed individually.

How much does the deed cost?
The estimated cost of all fees and property registration is approximately 7% of the property's value.
How long does it take to complete and register the deed?
The signing of the deed can be done in just one day, but the full registration procedure at the notary's office can take up to 15 days.
What is the meaning of IPTU?
IPTU is a municipal tax that is paid once a year and has a value of approximately 3 per thousand of the property value.
